The data indicates that of the homes sold in December 2020
alone, 24 were priced between $100,000 and $150,000. When
the price jumped to between $150,000 and $200,000, there were
21 sales in December.When you go up another level, 23 homes
were sold for between $200,000 and $250,000.
For the month, the average sales price of $212,401 ended up at
96.5% of the listing price. That compares to an average sales
price for December 2019 of $189,981.
The Georgia Multiple Listing Service also indicates that of the
homes which sold in December, they spent an
average of just 38 days on the market. That compares to 63 days
on the market for the homes which were sold in December of
2019.
The inventory was weakest in the $125,000 to $150,000,
$200,000 to $225,000 and $450,000 to $500,000 ranges with less
than a month supply in each category at the end of the year.
Year-to-date figures show that 1,237 homes had been sold in
Rome and Floyd County through the end of December . For the
entire 12 month period, the average sales price was reported at
$201,918.
The number of sales is up by 27 as compared to the year before.
The average sales price is up significantly from $178,985 in 2019.
The Rome Floyd Building Inspection Department reports that it
issued 20 permits for new single-family home construction during
the month of December. That compares to 21 new permits issued
by the office during December 2019.
Year-to-date, the inspection office had issued 266 permits for
new homes, compared to 264 through the same 12 month period
of time last year.
