The Town Center CID and its nonprofit partner, Town Center
Community Alliance, are studying, identifying and creating regional
opportunities for multi-modal transportation and green space
that will shape mobility and quality of life.
Some of the major economic drivers in the CID include the Cobb
County International Airport, Town Center at Cobb Mall, Vulcan
Materials and Kennesaw State University. But Rathbone said the
most significant recent additions to the district include the new
Edison Chastain Office project and GDOT’s new express lanes.
The former will see Edison Chastain Office LLC construct an
approximately 150,000-square-foot, three-story creative office
project along Chastain Meadows Parkway near Bells Ferry Road
to meet the need for new Class A office space in the Kennesaw/
Town Center submarket. The construction, which has a preliminary
development and construction budget of $35 million, will bring an
estimated 525 jobs to Cobb County.
It is the first class A office project in the CID in nearly 12 years,
Rathbone Styf said.
Combined with the addition of the new reversible toll lanes, she
added, “These investments have spurred progressive growth and
have further enhanced our vibrant economic environment.
“The Town Center area has been growing for decades,” Rathbone
Styf said, “and, with effective partnerships, it will continue to grow
in a manner that is thoughtful and lasting.”
GATEWAY MARIETTA CID
The Gateway Marietta CID has seen its share of growth in terms of
development and its membership.
“In the past year, we’ve had some major announcements: Atlanta
United purchased 17 acres, large companies such as WellStar are
establishing a large presence within the CID, and Home Depot owns
property on Franklin Gateway,” said Caroline Whaley, the CID’s executive
director. “We’re seeing a strong interest and belief in the area.”
The Gateway Marietta CID’s primary boundaries are Delk Road
and Franklin Gateway, running north all the way up Franklin Gateway
to South Marietta Parkway. In its last round of expansion earlier
this year, Whaley said, the CID’s area grew by 39 percent with the
addition of five properties, increasing to 73 parcel members.
“This expansion was critical in helping with some infill properties
as well as expanding our boundaries along South Marietta
Parkway all the way to Wylie Road,” Whaley added. “Expansion
is critical for GMCID to meet the needs of the area in efforts to
bring about improvements.”
The first half of 2019 also saw School House Brewery became
the third such business within the CID, joining Red Hare and
Ironmonger.
Launched in 2014, the CID nearly three years later became home
to Major League Soccer team Atlanta United FC’s state-of-the-art,
$60 million facility on Franklin near Interstate 75 that serves as the
team’s headquarters and practice facility. The 33-acre site, which the
city of Marietta is leasing to the soccer club, consists of the team’s
30,000-square-foot headquarters building and six soccer fields.
The district is expected to draw $389,000 in tax revenue from its
member properties in calendar year 2019. Funds that are brought
in are utilized for improvements to infrastructure, landscaping and
public safety. CID board members in January supported and funded
the installation of four fixed-position license plate readers, supplied
by Flock Safety, to bookend the Gateway, which Whaley said has
provided important and effective information to aid Marietta Police
in efforts to investigate, solve and prevent crime in the area.
