‘Good news’ in Cobb’s

property market, realtors say

It remains a seller’s market in
Cobb County with new listings
spending an average of just 38
days on the market, and both
commercial and residential values
trending upwards, the Cobb
Association of Realtors says.
“Cobb remains a very
attractive place to live,” association
president Bruce Ailion
said. “Values are rising due to
a strong economy, strong wage
growth, low unemployment
and demand pressure on the
lower-than-needed inventory.”
In the year to July 2019,
average residential prices rose
5.4 percent in Cobb to $362,893
and the median price rose 3.6
percent to $308,250, according
to the First Multiple Listing
Service.
Ailion says in the past year
new listings were down slightly,
by 1.7 percent, and compared
to a year ago, total sales were
also down by 1.4 percent. But
he says the number of listings
and pending sales does not
reflect the number of home
sellers coming to market to
meet Cobb’s population growth,
citing the addition of 190,425
jobs in metro Atlanta over the
past three years and only 65,350
new building permits.
“New construction is a bright
spot in Cobb,” Ailion said. “New
homes are selling as fast as they
can be built.”
Overall the average Cobb
home is selling at 98.6 percent of
list price, meaning many homes
